How Floor Restoration Works

Most floors look bad because of surface damage, not structural damage. Restoration fixes the top few millimeters instead of replacing the whole thing.

    Assess

    We walk the floor, test the finish, and flag anything that needs repair first. Cracks, chips, hollow grout, and deep stains get handled before we touch the surface.

    Deep Clean

    Everything gets a pH-neutral deep clean with stone-safe chemistry. Household cleaners etch marble and strip sealers off concrete, so generic products never touch your floor.

  3. 03

    Repair

    Cracks get chased and filled. Chips rebuild with color-matched epoxy or polyester. Lippage on marble and travertine gets ground flat so the floor reads as one plane.

  4. 04

    Grind & Hone

    We run through a diamond sequence, usually 50 grit up to 400. This flattens the surface, removes scratches, and resets the floor back to raw material.

  5. 05

    Polish

    Fine diamonds from 800 through 3000 grit bring the finish back. Concrete gets densified with lithium silicate for hardness. Marble is polished or crystallized depending on the look you want.

  6. 06

    Seal

    Penetrating sealer for stone, topical sealer for concrete and grout. We tell you what to clean it with afterward so the finish actually lasts.

Q: Is floor restoration cheaper than replacement?

Almost always. Restoration keeps the original material, skips demolition and disposal, and finishes in days instead of weeks. We do free on-site estimates, no strings attached, and we'll tell you straight if replacement is the better call.

Q: How long does floor restoration take?

Most jobs finish in 1-3 days. Concrete staining and polishing are usually same-day. Marble and large epoxy jobs can take 2-3 days. We work around your schedule.

Q: Is floor restoration better than replacement?

Usually, yes. Restoration keeps the original material, costs a lot less, and finishes faster. We'll always be straight with you. If your floors actually need replacing, we'll say so.

Q: What surfaces can you restore?

Concrete (indoor and outdoor), marble, granite, travertine, limestone, tile and grout, hardwood, pavers, and countertop surfaces. If it's a hard surface, we can likely restore it.

Q: What's the difference between honing and polishing?

Honing gives you a matte to satin sheen using lower-grit diamonds. Polishing goes up through 3000 grit and gives you the reflective, glossy finish. Both can happen on the same floor. The right call depends on the look you want and how much foot traffic the room sees.

Q: How long does the sealer last?

Penetrating sealer on stone typically holds up 3 to 5 years in a home, and sooner in kitchens and entries. Topical sealer on concrete lasts 1 to 3 years depending on traffic and cleaning. We tell you the re-seal schedule before we leave.

Q: Can you fix lippage on marble or travertine tile?

Yes. Lippage is when adjacent tiles sit at slightly different heights, which shows up as ridges you can feel with your foot. We grind the high edges flat with diamond plates, then rebuild the finish through honing and polishing. The floor reads as one plane again when we're done.

Q: When should I replace instead of restore?

If the substrate is cracked through, the wear layer is gone, or water has rotted what's underneath, restoration can't fix it. We'll tell you straight at the free estimate. Restoration works on most floors, but not all of them, and we won't sell you a job that doesn't belong.
